Dear Neighbors~

We, the Board of Directors, need your help. We are having trouble finding the paint color for the street/stop sign posts and mailbox posts. Sherwin-Williams no longer carries TAVERN GREEN. We found a company that has a color called TAVERN GREEN but it is almost black. If anyone has an old can or has the number of the paint, please let us know.

We appreciate any help you can give us.

Annual Meeting Reminder

October 28, 2015

The Annual Meeting of the Benwood Homeowners’ Association, Inc. will be held on:

Tuesday, November 17, 2015 at 6:00pm.

Dear Homeowner:

Please make plans to join us on November 17th at 6:00 pm at Michigan Ave. Baptist Church. The By-Laws require the presence, in person or by Proxy, of twenty-five percent (25%) of our members. Each lot owner has one vote. If you are unable to attend, please fill out your Proxy and give a neighbor, that will be attending, the right to vote on your behalf. You may also mail your Proxy to the Association at the above address. It is imperative that we have a quorum so we can carry on with the business of the Homeowner’s Association.

Everyone should have already received the annual meeting packet. In the event you did not receive your packet by mail, below is a PDF of the documents sent to each homeowner.

Please note: Yearly fees were due on December 31st, 2015. Any payments received after March 31st, 2016 will be delinquent and subject to a $25.00 late charge. Dues are $100.00 each year. If you have a circumstance that is keeping you from paying your dues, please contact us immediately. We are willing to work with you.

Vacant Board Seat

Effective January 1, 2016 the Benwood HOA Board of Directors will have a vacant position, to serve a term of three (3) years. All interested homeowners are encouraged to complete the Nomination Form which will be included in your Annual Meeting Package.

Fall Yard Sale

September 7, 2015

Benwood HOA has contacted the Disabled Vets and they will come through the neighborhood Saturday, September 12, 2015 after the yard sale, around 2:00 pm. Please have items you would like to donate at the end of your driveway.

Summer is here!

Dear Neighbor:

Summer is here!  As we all start spending more time outdoors, please be mindful of your neighbors.  The board has received complaints about neighborhood restriction violations.  Please keep in mind that restrictions were put in place by the developer, not the Homeowner’s Association, to protect the beauty of Benwood and the property values of our homes for years to come.  If you are unfamiliar with our restrictions and the actions that the HOA can take to remedy violations, please visit our website:  www.benwoodhoa.com and click on the “Important Information” tab to get a complete copy of our restrictions.

Here is a list of common items brought to our attention:

.  No above ground swimming pools shall be permitted.

.  No signs advertising personal businesses or products can be displayed.

.  Parking on the street.  You are not allowed to park on the street for lengthy periods of time.

.  Trailers, boats, motor homes, campers, and the like are not to be parked in your driveway or front yard for more than 3 days.  If you have a boat, trailer or camper, please park it in your garage, out of sight; or in your backyard whenever feasible; or offsite in an appropriate location. 

.  Lawns must be kept mowed to approximately 6 inches or less and landscaping must be maintained.

If you are violating any of these restrictions, please take steps to remedy the situation.  In the next few weeks, the Architectural Review Committee will be working hard with homeowners to find solutions for keeping Benwood beautiful.  The Homeowner’s Association exists to help protect our neighborhood.

Please also remember all building projects and major landscaping projects that will affect the outside appearance of your home must be approved by the ARC.  This includes, but is not restricted to:  removal of numerous trees, installing in ground swimming pools, building storage buildings, and covering decks, building decks, or adding additions to your home.  Again, please read our restrictions for a complete listing of requirements.  You can get an Architectural Review Application at our website:  www.benwoodhoa.com (“Important Information” tab).

Benwood Yard Sale

May 14, 2015

Don’t forget… The Spring Benwood Yard Sale is this weekend!  Friday, May 15th- Saturday May 16th.  The Disabled American Veteran (DAV) Thrift Store will drive through the neighborhood Saturday starting at 12:30 PM to pick up all items homeowners would like to donate after the yard sale. 

 

 


Meeting Tonight

March 10, 2015

Just a reminder that the annual HOA meeting is tonight at Michigan Ave Baptist Church at 6pm.  I hope you are able to attend, but if you can’t please give your signed proxy to a neighbor that’s attending or you can email it to me atjwaters@southeastbank.com.  If you don’t have your proxy, I can send one to you.  Having a quorum tonight is imperative as we will be voting for new officers.

Benwood Annual Meeting

February 24, 2015

Michigan Avenue Baptist Church has requested that the HOA cancel tonight’s meeting.  At this time, we have rescheduled the meeting for March 10th.  This is a tenative date and must be approved by the church. More infomation will follow as it becomes available.
